Your property is marketed on: Braycations.com, Airbnb, and Vrbo
Your setup fee will include professional photos of the property for marketing purposes.
We will provide advice on furnishing and supply a list of what needs to be in the home for guests.
Supply a list of all supplemental fees and services.
We have an in-office maintenance department that is available for regular maintenance as well as 24/7 emergency services for guests.
We set up deep cleaning of the property as needed (owner expense) and schedule cleaning after each guest (paid by guest).
We work with many outside vendors for plumbing, HVAC, etc. to make sure we can properly care for your home.
We currently accept bookings on the Braycations website as well as Airbnb and Vrbo. The goal is to increase direct bookings on the Braycations website to avoid the booking fees associated with Airbnb and Vrbo, so we can maximize owner revenue!
We have an accounting department that will send monthly reports as well as prepare a 1099 for tax purposes at the end of the year. We also pay any required sales taxes.
We stay up to date with the ever-changing federal, state, and local regulations with Vacation Rentals (also known as Short-Term Rentals) to be sure we are in complyance.
When applicable, will always send in payments for sales taxes to the appropriate entities including State, County, and City.
We will guide the permitting process with Mesa County, and if your rental falls within Fruita or the City of Grand Junction we can guide you with that.
We value your privacy. We only collect the information necessary to create and maintain your property/rental agreements. We will never sell or otherwise share information with another party. Credit card information is encrypted for your protection.
